AN/DS is currently redeveloping a 35 year old (or probably more!) terraced house unit at Kota Tinggi, Johor. The house sits at an interesection of a road junction and were originally a single storey three-bedroom courtyard house with a double volume living and courtyard area. However, the owner decided to utilise the double volume spaces into an attic and creating additional small scale two-bedrooms as the children grows up. At present, after the owners passing, the house continues to be occupied by the wife and her youngest daughter's small family of three, but the condition of the terraced unit requires a new makeover. With a very tight budget AN/DS will make use of the existing spaces and the attic expansion and new spatial arrangement to provide an improve quality of space, at a fraction of the cost.

AN/DS produced a simple working drawing as a reference to contractors for the purpose of quotations. The quotations have been received and will be updated to the client for discussion and approval. The process of discussion and a series of meeting was to compare prices between contractors and to find an agreement of price and scope of works for contractors to finalise their prices. Negotiations are on-going and will be concluded soon.

Located in Klang, this end-lot terraced unit was designed for privacy and security while maintaining the quality of the interior spaces.
The owners, a professional couple in their early 40s had requested for a defined family and living spaces but with the flexibility for an open spaces. They also requested an altar prayer to fit in within the tight spaces. AN/DS proposed a movable partition for adaptibility of activities and an altar praying area above the staircase void which creates an intimate meditation space. AN/DS also introduces a small double volume courtyard that brings light and ventilation to multiple spaces. The courtyard reduces the window requirement for the rear spaces (bedroom, bathroom and kitchen) that typically requires direct openings into the backlane, in order to increase safety and privacy. A small garden is created within the courtyard for delightfull ambience from windows overlooking it.
Completed house:
After completion, the client had requested a new extension for a gym area above the car porch. This was part of a subsequent phase, however the idea did not materialised.

Mr. Shahbuddin had requested for the design of a house within a large plot as an addition to the existing kampong house on site. AN/DS initial proposal was to have the spaces spread out in a linear circulation parallel to the boundary as well as creating a large courtyard in between. This avoids having an additional 1st floor, although, in subsequent design reiteration, we had opted for the bedrooms and family room to be on the upper level. We also introduced the wet kitchen area directly accessible from the main entrance for practical and functional purposes. The wakaf area defines the outdoor living and a focal point for the outward views throughout the house. The project remains a proposal.

Kemensah House was conceived based on the client's requests for a home and a gathering place for a family of 3 generations. An extended outside living area replaces the existing car porch to create an additional family or living space parallel to the pool. The timber hut or wakaf becomes the focal point of the pool edge while the polycarbonate steel roofed structure shelters the remaining areas to create a two-story shaded area. The master bedroom has a floor-to-ceiling height window overlooking the pool which sits within this shaded area.
The client requested for an extended kitchen and rooms on the ground and first floor which will have an impact on the opening of the existing rooms. Therefore AN/DS proposes a double-height area shared across two-floors and four spaces (kitchen and three bedrooms). The ventilation and sunlight penetrate this large volume which also creates an interactive space within the house.
Furthermore, the spaces preserve the quality of these shared spaces.
An additional attic with a steel staircase circulation was proposed under the roof structure, which is also overlooking the National Zoo compound. The view from the attic frames the Brown Bear section of the Zoo.

Rumah 14, Kemensah pada asalnya adalah sebuah rumah teres 2 tingkat yang didirikan di atas tapak berukuran 22x70 kaki (143 meter persegi) dan terdiri daripada ruang-ruang asas seperti ruang tamu, dapur, 4 unit bilik tidur termasuk bilik tidur utama, tandas dan tempat letak kereta.
Pada tahun 2010, rumah kediaman ini telah diubahsuai mengikut kesesuaian dan keperluan tuan rumah yang memerlukan ruang terbuka tetapi pada masa yang sama masih boleh mengekalkan privasi. Ianya menggabungkan konsep rumah kampung dan moden. Hasil dari pengubahsuaian itu, rumah asal yang berkeluasan 160meter persegi telah menjadi 265meter persegi.
- Wakaf di hadapan rumah bertindak sebagai pagar rumah dari luar. Dalam masa yang sama memberikan ruang santai atau sudut bacaan di tepi kolam. Pagar yang direka juga mengambil kira aspek privasi pengguna.
- Kawasan hijau di bahagian hadapan rumah telah ditukarkan kepada kolam renang sedalam 4 kaki. Menerapkan unsur air dalam rumah menjadikannya lebih nyaman dan memberikan unsur positif untuk rumah. Bumbung extended untuk melindungi ruang hadapan rumah dari tempias hujan dan panas terik matahari. Penggunaan material ‘perspek’ adalah untuk mendapatkan pencahayaan semula jadi.
- Ruang tamu telah diextend ke luar rumah dan mengadap kolam renang. Menjadikan ruang tamu lebih luas dan terbuka, terutamanya ketika mengadakan sesuatu majlis atau keraian. Pintu berlipat memang ditempah dalam ukuran yang besar bagi membolehkan ianya dibuka secara maksimum.
- Dibawah tangga yang asalnya adalah ruang kosong, kini dijadikan stor barang dan rak-rak buku ilmiah keluarga.
- Ruang double volume di bahagian dapur diwujudkan sebagai elemen pencahayaan dan pengudaraan untuk bilik-bilik dan tandas di aras bawah & aras satu. Ini juga memberikan ilusi supaya keseluruhan ruang dapur tampak luas.
- Bilik di aras bawah yang merupakan ruang asal rumah, telah diperluaskan dan di ubah menjadi bilik tidur tamu, dan di tambah dengan bilik air persendirian. Tingkap besar (floor-to-ceiling) berfungsi untuk memberikan pencahayaan dan pengudaraan yang baik untuk bilik tersebut.
- Tingkap dapur mempunyai permukaan (bay window) untuk menempatkan pokok-pokok kecil yang boleh dimakan dan juga pokok hiasan.
- Dapur dan ruang makan ditempatkan di ruang yang sama. Ia juga dibiarkan luas untuk memudahkan kerja-kerja memasak dilakukan dengan mudah. Material yang sedikit kasar digunakan untuk permukaan lantai bagi mengelakkan daripada kecederaan akibat lantai licin.
- Tandas di bahagian dapur adalah untuk kegunaan tetamu.
- Bilik tidur utama yang dahulunya kecil diperbesarkan untuk keselesaan dan ruang aktiviti pasangan empunya rumah. Tingkap besar (floor-to –ceiling) menghadap kolam renang di aras bawah memberikan efek ruang yang besar, pencahayaan yang baik dan juga lebih mudah untuk pemantauan bahagian hadapan rumah. Selain daripada itu, ia bertujuan untuk dan memaksimalkan pemandangan dari bilik, meliputi taman permainan dan Bukit Melawati di kejauhan. Built-in kabinet membuatkan ruang lebih luas dan kemas.
- Tandas dan ruang solek direka secara hybrid dengan konsep terbuka. Ia terbahagi kepada 2 bahagian; ruang basah dan kering. Ruang basah digunakan sebagai tempat mandi dan sebahagian ruang tersebut tidak berbumbung bagi membolehkan cahaya matahari menembusi ruang tersebut, dalam masa yang sama memberikan pengudaraan semulajadi.
- Ruang double volume dijadikan perpustakaan mini untuk tatapan cucu-cucu sebelum melangkah ke aras atas.
- Bilik-bilik tidur untuk anak-anak perempuan adalah di kedudukan asal tetapi telah dilengkapkan dengan bilik air dan tingkap-tingkap yang luas untuk pencahayaan dan pengudaraan. Selain itu, tingkap yang menghadap bahagian dapur untuk memudahkan si ibu memanggil untuk tolong di dapur. Ia juga membolehkan bilik mendapat pengudaraan berterusan.
- Tangga ke ruang loteng dihasilkan daripada kayu-kayu terpakai dan dibina secara berongga untuk menampakkan keluasan ruang.
- Ruang tambahan ini direka untuk mengeksploitasi ruang bawah bumbung yang menjadi ruang negatif (negative space) untuk dijadikan bilik anak-anak lelaki. Ianya dibiarkan terbuka dan membolehkan kabinet dan katil disusun secara fleksibel. Ruang yang luas ini digandingkan dengan tetingkap yang mengikut bentuk bumbung untuk memberi impak visual maksima. Ini juga untuk menghargai pemandangan hijau yang indah dari kawasan zoo negara yang terletak di belakang rumah.
- Ruang loteng tidak mempunyai dinding khusus untuk membenarkan pengudaraan ke bahagian tangga dan juga untuk membolehkan ianya di tukarkan kepada ruang-ruang lain di masa hadapan.

Aiman of AN/DS presented a Pecha Kucha style talk at the IGNITE Sheffield event organized by O'Reilly Sheffield. Aiman presented on the Kemensah House, a project commissioned to convert an existing terraced unit into a 3-generational family home with a mini swimming pool and an attic overlooking the National Zoo compound. I am so interested with the House PEBO (renovated house) designed by OYO, a company based in Belgium. Designed with an industrial approach within limited parameter, this housing typology is content with the basic idea of living and its connection to the environment.
An interesting proposal and presentation of future climate adaptation in architecture point of view for Ayuthaya City, Thailand by SHMA Company Limited.
An event named, 'UNLOCK / SUPPORT' organised by SSoA in The University of Sheffield last week. Two architecture background speakers were invited and gave interesting talks related to this topic. One of them was from London based firm called 00:/, Indy Johar. During his session, he expressed that the perception and approach towards a successful architecture should be change, thus adapting with the current situation, modernisation and globalisation for social sustainability.
